Marketing Your Home


My marketing plan is designed to get your home the maximum amount of exposure in the shortest
period of time. Each step involves proven techniques that leverage the opportunities to showcase
your home to key people that can either buy your home or help us find the right buyer:

I will:

  1. Research tax records to verify full and complete legal information is available to prospective buyers and buyer's agents on MLS printout.

  2. Electronically submit your home listing information to the Regional Multiple Listing Service for exposure to over 18,000 active real estate agents in the Regional MLS Service Area and strategically price home to enable it to show up in more MLS Searches.

  3. Post property on Luxury Keller Williams website. www.KWLuxuryHomes.com

  4. Post on Find International Real Estate www.FindIRE.com for international exposure.

  5. Post on www.WorldProperties.com to expose you property to Agents and buyers world wide.

  6. Create an online Internet property feature page at www.EricPruitt.com www.EricPruitt Realtor.com.

  9. Place full color photo advertising in the Real Estate Showcase magazine – distributed free throughout Palm Beach County.

  10. Place advertising in the Palm Beach Post print and online – Classified and Photo ad in the Residences section

  11. Provide Home Audit to suggest constructive changes to your home to make it more appealing, to show exceptionally well and help it to yield the greatest possible price to an interested buyer.

  12. Provide you with home showing guidelines to help have the home prepared for appointments. (i.e. lighting, soft music, etc.)

  13. Gather information to help assess the Seller's needs, timing, motivation and immediate concerns including Seller's purchase plans and determine whether Eric's team can assist them in their next purchase or if we can research and find a qualified agent to assist the Sellers in their new location and provide Seller with relocation information if needed

  14. Using the information gathered in the initial meeting and tour of the subject property, Eric will then do research to begin to determine the market value of the property. By calling agents, if needed, to discuss activity on the comparable properties they have listed in the area, researching the previous sales activity (if any) on the Seller's home and researching competitive properties that are currently on the market, withdrawn, under contract, expired or sold in the past six months.

  15. Prepare a computerized market analysis of property detailing and comparing properties sold in the 6 months and providing current market trends and positioning your property properly in this competitive marketplace.

  16. Obtain information that will help Eric and his team to prepare the listing, advertising and marketing materials. Questions will include: What type of improvements have you done to your house in the past five years? What other features of your home make it attractive to buyers? (Type of cabinets, flooring, decks, pool, fireplaces, etc.) What do you think the home is worth? How much do you owe on the property?

  17. Prepare seller by instructing them to gather home information: Encourage Seller to have copy of deed, a current tax bill, copy of a survey (if available), a copy of their title policy and two sets of keys available for everyone's convenience one set of keys will be inserted in the lockbox; the other set will be kept at Eric's office.

  18. Explain the use of the (SPDS) Seller Property Disclosure Statement that you will complete, which will be presented to the buyer of your home. This will help you avoid devastating setbacks and preserve your legal rights.

  19. Prepare an equity analysis to show seller expenses, closing costs and net proceeds.

  20. Enter the Seller's name and address in Eric's specialized software program to keep Seller informed of market changes, and sales trends that may affect the value and marketability of their property.

  21. Take full color digital photographs of the inside and outside of your home for marketing flyers, advertisements and the Internet. Measure home/rooms for MLS Printout.

  22. Immediately submit digital photos of the interior and exterior of your home to the MLS at the same time listing is input allowing buyers and agents to view pictures when narrowing down homes they will actually tour.

  23. Create a property brochure of features and lifestyle benefits of your home for use by buyer agents showing your home. This will be prominently displayed in your kitchen or dining room and distributed to other agents in my office.

  24. Install hi-tech lockbox to allow buyers and their agents to view your home conveniently but does not compromise your family's security. We will make sure to write remarks within the MLS system specifying how you want the property to be shown.

  25. Promote your home to top Realtors in the Palm Beach County area. Searching the MLS system for Realtors most likely to be working with qualified buyers for your home, then fax or email copies of your home listing information for them to review immediately.

  26. Target Market to determine who the most likely buyer will be to pay the highest price.

  27. Maximize showing potential through professional signage. Install sign and rider in front yard when allowed by Home Owners Association.

  28. Discuss marketing ideas with "Mastermind" group of top Realtors from across country.

  29. Use other marketing techniques; such as offering free reports to multiply chances of buyers calling in or logging on to EricPruitt.com, discussing, prequalifying for and touring your home.

  30. Prepare the Homeowner's Information Sheet which includes information on utilities and services the buyer will need to know when transferring after closing.

  31. Advertise home to my VIP Buyers as well as all qualified buyers in my database.

  32. Written Monthly Service Reports including advertising, marketing and showing updates.

  33. Log in all home showings to keep record of marketing activity and potential purchasers. Follow up with all the agents who have shown your home via phone, email and fax back showing report and voice mail to answer questions they may have.

  34. Prepare a market snapshot of any activity in your neighborhood (i.e.: new homes on the market, homes that have sold etc) to keep you informed about key market conditions within your area and email to you every 2 weeks and handle paperwork if price adjustment needed.

  35. Prequalify all buyers whom our Team will bring to your home before showings to avoid wasting your time with unqualified showings and buyers. Discuss qualifications of prospective buyers to help determine buyer motivation, ability to purchase and probability of closing on the sale.

  36. Provide Open Houses with a licensed Realtor at your request if you live in a high traffic area (note: these are not very effective).
